Frequently Asked Questions

1. Do I need an attorney or agent to buy?

Some attorneys or agents might lead you to believe that buying any property is risky and complicated. The fact is that it just isn’t true. While you are more than welcome to consult a professional when you feel it is necessary, we have simplified the process to make buying land as simple as possible.

2. Can I visit the property before purchasing?

You are certainly welcome to! We are happy to provide guidances and assistance to the extent we can. In most cases, we have not physically been to the site and do not guarantee free access to the property. Please do your own research and understand any risks prior to purchasing.

3. Can You Hold the Property for Me Until I am Ready to Buy?

All purchases are first come, first served. Many times, we sell property without ever speaking to the buyer. Your purchase on our site secures the property. Where deposits are available, they should only be utilized to initiate closing. Temporarily holding a property and then requesting refund is strictly prohibited by our Terms and Conditions and Refund Policies. Refunds are only granted if something is revealed in the closing process which materially alters the deal.

4. I am Ready to Purchase, What is Next?

Purchase can be initiated directly on our site. All purchases can be made in full by credit or debit card. For larger transactions (more than $10,000), a deposit may be made to secure the property and initiate the close process. The balance can be paid by cashier’s check or wire transfer.

We will deed the property to the buyer and record with the county at no additional cost.  If you wish to close the purchase through a Title Company and receive Insurance on the property, please let us know at the time of purchase. Email us at landdaydream@gmail.com to indicate your intention. All closing costs will be paid by the buyer.

5. Do you offer payment plans?

Full Payments made by credit or debit card will receive a 15% discount over term pricing. Listed prices reflect the discounted price. Payment Plans are available on many properties at 10% interest rate. Minimum down payment and term lengths vary by property.

In most cases, payment plans are by land contract, whereby the deed is transferred when the balance is paid. Balances can be paid at any time and will receive a 15% discount on the remaining balance. We always recommend (and may require) that no improvements be made to the property until the balance has been paid off.

6. Is Title Insurance available?

We have done our best to ensure clear title to all property we buy. Our pricing does not include closing costs and title insurance. For many lower value properties, an escrow close through title company or attorney is cost prohibitive. However, if this is something you desire, we are happy to arrange it on your behalf for an additional cost.

7. Are mineral rights included?

Generally, mineral rights are not conveyed with most deeds and have been long held by other entities. We sell land for the enjoyment of the land itself or the real estate investment. You are welcome to do your own research for a particular property if you feel this is necessary.
